What is owed prior to move in?
Prior to move in, tenants are required to pay a security deposit equal to one month's rent and one month's rent. Any prorated amount will be applied as a credit to your second month. -
Do you accept co-signers?
Co-signers are often accepted. Please ask a Rooted leasing agent for more information. -
How do I pay rent?
Rent is paid electronically via Rentvine or check by mail. Cash is not accepted. -
I want to get a pet. What should I do?
Please discuss the pet policy at a property with a Rooted leasing agent. -
Can I pay on a different day of the month?
Our system is exclusively set up for the 1st of the month, however, you legally have up until the 5th to pay before a late payment is processed.
Any payments made after the 5th of the month will result in late fees and late action taken. Our system cannot support payments made on any other timeline.
If you are a recently onboarded tenant, please discuss any previously agreed upon payment plans with management to determine how to proceed. -
Why did I receive an email for late payment?
Late fee notices are automated and begin on the 6th of each month if rent is not fully paid. These cannot be turned off.
If you paid your rent and still see a late fee, please review your ledger in your tenant portal. There may be other outstanding fees, such as renter’s insurance. -
I paid my previous management company already for this month. What should I do?
Thank you for letting us know. Please send proof of payment (a screenshot is fine) and we will upload this to your account and share this with the owner [upload doc in files, message owner that tenant is reporting payment and they should settle this balance with their previous PM]. -

How do I add people to my lease?
Please give us a general idea of the situation and an admin will get back to you. -
Can I change the locks?
If you feel the locks need to be change you can do so at your own expense. However, 2 sets of keys will need to be made for the maintenance team immediately. If we do not have access to your apartment, and access is needed, there will be a trip charge billed to your account. -
Can I get a pet after move-in?
Probably not. However, if the property owner allows pets there is a pet deposit required before the pet is allowed on the property. -
Can I be charged for maintenance at the property?
Yes. If an issue occurs and it is determined that it was a tenant responsibility or a tenant caused issue you will be billed back the expense to repair the issue. -
Can I paint the walls a different color?
This is allowed on a case by case basis. Please submit your request to us and we will get back to you with an answer. -
What happens if I don’t pay rent?
Rent is due on the 1st of each month and late starting on the 6th. Please see NYS guidelines to learn more about the 5 day and 14 day notices that will be given to you and an eviction process will be started.
